In Thailand, a property lease for foreigners can be legally registered for a maximum term of 30 years at the Land Office, and during this period the lessee has full, lawful rights to use, occupy, and rent out the property under the terms of the registered lease. While it is common to see contracts mentioning a “renewal” for additional 30-year terms, any clause that guarantees or legally binds a future renewal is not enforceable under Thai law, because each new lease term must be agreed and registered again at the Land Office at the time of renewal.
In practice, renewals can happen if both parties are still willing and able to sign a new lease, but they cannot be legally guaranteed in advance, and any document claiming otherwise should be treated as a commercial promise rather than a legal right. For this reason, professionally structured alternatives-such as combining a lease with superficies, usufruct, or a properly structured Thai company are often used to increase long-term security while remaining fully compliant with Thai law.
