  • Sap Ing Sith

    A Sap Ing Sith is a transferable real property right under Thai law that can be registered for up to 30 years. It grants the holder the legal right to possess, use, benefit from, transfer, mortgage, and inherit the property for the registered term.

    Unlike a standard lease, Sap Ing Sith is a distinct real right registered on the land title, providing greater security and flexibility for long-term property use.
  • Leasehold option

    Under Thai law, foreigners can register a property lease for up to 30 years, giving them the legal right to use, occupy, and rent out the property during that term. While leases often mention an additional 30-year renewal, future renewals cannot be legally guaranteed and must be agreed upon and registered at the Land Office when the original lease expires.

    To enhance long-term security while remaining compliant with Thai law, buyers often combine a lease with structures such as superficies, or a properly structured Thai company.
  • Superficies Agreement

    A Superficies gives a person the legal right to own a building or structure on land they do not own by separating the structures from the land.

    This agreement must be registered with the Land Office and will be noted on the ownership title. The maximum duration per term is 30 years
